We believe in clear and open communication, and this extends to our fee structure.
In addition to handling the day-to-day management tasks, we work diligently to enhance the overall value of your property. While property owners receive the lion's share of the rental income, they will also be responsible for covering the costs associated with the services we set up for their convenience. This includes essential elements such as lawn care, maintenance, housekeeping, camera setup for security, and keyless lock installation. By taking care of these aspects, we aim to create a hassle-free experience for property owners while ensuring their investment thrives in the competitive short-term rental market. Our commitment is not just to manage properties but to optimize their potential for long-term success.
Here's a simple breakdown of our procedure:
Initially, we'll have a 15 to 45-minute video or phone call to understand your property better and see if we're a good match. If we align, we will do a video tour and we'll give you an estimated upfront cost based on our discussion. Once you decide to proceed, a $125 deposit will be required, and we'll discuss ways to optimize your investment and attract more clients.
Afterward, a team member will visit your property to assess it, collect full payment for setup costs, and discuss the next steps. We'll arrange for an inspector to ensure everything is in working order and safe. Once the inspection is passed, we'll install a security system, including cameras and sensors at access points, and optionally, a camera in the living room/kitchen, along with keyless entry.
The initial investment depends on your home's size, ranging from $300 to $3200 or more, considering the specific needs. For a more detailed understanding of our process and to address any questions, we'll discuss that in our 15 to 45-minute intake meeting. This session will provide a clearer explanation of our approach and allow for a discussion to ensure mutual compatibility.
